The first release of Edward River Village, over 65 retirement villages, includes 6 x two-bedroom homes with communal gardens and parking for caravans. Located in picturesque Deniliquin and walking distance to cafes and restaurants.
You can now be the first to secure a home in this new development, with plans to expand the lifestyle retirement village to over 30 homes.
Edward River Village has been designed not only to keep you at home longer, but to enrich your day-to-day life as well. That means that you spend less time maintaining your house and land, and more time spent in your community, travelling, learning and socialising.
In order to allow you to focus on things that you need, and none of the things you don’t–we are creating a space where you know that you will be able to stay at home as long as possible. Whether that looks like help with meals, or simply the fact your bathroom is already equipped with rails and step-friendly showers. You get to enjoy your home on your terms, with no restrictions on guests visiting or staying at your home, and the ability to bring your pet with you (subject to approval). We want you to love where you live.
There will be a Village Coordinator who is responsible for organising services and repairs to the village, helping with resident queries and guiding you through the exciting developments of Edward River Village lifestyle retirement villages.
The Entry Fees for a home at Edward River Village begin from $475,000, with three price points currently available. As you are not “purchasing a house”, you do not have to pay Stamp Duty.
As a resident, you will pay a weekly service fee of $130 to Edward River Village, which will provide maintenance of most services. The fees are paid by direct debit, ensuring you don’t need to worry about individual bills. The weekly fee covers:
➟ Maintenance and gardening of the shared spaces of the Village
➟ Maintenance of the dwellings for normal wear and tear
➟ Maintenance of all infrastructure and services (with a couple of exceptions shown below)
➟ Rates, water, building and general insurance and waste collection
Residents will need to arrange their own set up for telephone and internet, electricity, contents insurance and any personal services such as home care or meals. Residents are also responsible for their own backyard.
When it comes time to for you to leave Edward River Village, your reimbursement is based on the NSW Retirement Villages Act “Deferred Management Fee” (DMF).
This means that you will receive reimbursement of a minimum of 65% of the Entry Fee, based on the Village retaining 5% of the Entry fee, per annum up to a maximum of 7 years. You don’t need to worry about “selling” when it’s time for you to move on. Edward River Village will arrange for your vacated home to be prepared for a new resident, and will provide your refund once the new resident’s entry fee is received.
